Weekly Check Includes

• Adjust heating and A/C with seasonal changes
• Check all decks, patios, porches, stairs and railings for loose members and deterioration
• Check for any missing, loose or damaged shingles or siding
• Check flashing around all surface projections and sidewalls
• Check calking for deterioration of all openings and joints between wood and masonry
• Check weather stripping
• Check faucets, hose bibs and supply valves for leaks
• Check for evidence of leaks around and under sinks, showers, toilets, tubs, and hot water heaters
• Check ceilings and surfaces around windows for evidence of moisture during wet weather
• Check caulking around showers, bathtubs, sink and toilet bases
• Check home immediately after major storms
• Run water in sinks, flush toilets
• Turn on ceiling fans for circulation
• Check for water leaks from appliances, turn hot and cold water off to washer until owners return
• Periodically start selected cars/tractors and let run twice monthly

Optional Services

• Check property boundary after major storms *
• Clean gutters and downspouts. Make sure downspouts divert water away from foundation walls *
• Change or clean furnace filters as necessary *

Annual Checks

• Wash inside and outside of windows *
• Clean exterior walkways, patio decks and pool decking *
• Once per year carpet cleaning *
• Have A/C and heating serviced by licensed mechanical contractor *

Miscellaneous Checks

• Check for damage between renters
• Contact and schedule service/repair company visits. Be available to let them in and confirm work has been completed before you are billed *
• Produce a photographic record of home and interior. Supply owner with electronic storage of photos, CD, flash drive, etc for insurance *
